Spring is traditionally the busiest time of year for property in the Hills District, and plenty of homes are coming to market. But the market feels quite different to this time last year. Here’s what’s happening across Sydney, what we’re seeing locally, and what it means if you’re thinking of selling or buying.
What’s happening across Sydney
According to Cotality’s latest Home Value Index, Sydney dwelling values fell 1.4% in September and 4.9% over the past three months. Values are now around 7% lower than a year ago, and the median Sydney house value sits at roughly $1.47 million.
A few things are behind the slowdown: interest rate rises this year, changes to investor tax settings, and softer buyer confidence. Homes are also taking longer to sell. Across the capital cities, the typical time on market is now around 39 days, up from 23 days a year ago.
What we’re seeing in the Hills
The headline figures don’t tell the whole story. Well-presented, well-priced homes in the Hills are still selling, and quality acreage and family homes remain in short supply. Some of our recent results include:
- 6 Jones Road, Kenthurst – $4,750,000
- 182 Annangrove Road, Annangrove – $4,725,000
- 65 Knights Road, Galston – $3,865,000
- 22 Pellitt Lane, Dural – $3,752,000
- 682 Old Northern Road, Dural – $3,200,000
- 4 Cattai Ridge Road, Glenorie – $2,615,000
- 35 Tanbark Place, Dural – $2,045,000
- 24 Connaught Circuit, Kellyville – $1,885,000
In a slower market, buyers have more choice and take more time. The homes that sell well are the ones that are priced realistically from day one and presented at their best.
Thinking of selling?
- Price it right from the start. Homes that are priced to the current market attract buyers early and avoid sitting on the market.
- Presentation matters more than ever. With more listings to compare, small improvements like styling, gardens and minor repairs can make a real difference.
- Be flexible. Flexible settlement terms can help a buyer say yes.
- Get an up-to-date appraisal. The market has moved this year, so a valuation from 12 months ago may no longer reflect today’s market.
Thinking of buying?
For buyers, this is a market with more choice and less competition than we’ve seen for a while. Make sure your finance pre-approval reflects current interest rates, and be ready to move when the right home comes along.
